Tiara Directory for 2020

It's time to update the Tiara Owners Directory.    You recently received a mailing from Elliott Merrill with the proposed budget documents.     Along with those documents there is an Owners' Information sheet that allows you to update your contact information for the Tiara Owners Directory for 2020.

If your information is listed correctly in the current 2019 Tiara Owners Directory (a white booklet) and nothing is changing, you have to do nothing.    You don't have to return the directory Info sheet.

But if you weren't included in the Tiara Directory for 2019, or your contact information has changed, or if you're a new owner please return the sheet with your information to Elliott Merrill.   Be sure to sign the sheet indicating that you give your permission to have your contact information published in the new Tiara Directory.

 Happy Thanksgiving to all members of the Tiara Community. Many visitors have arrived to celebrate in the Florida sun.

As you know, the annual meeting is scheduled for Wednesday, December 4, 2019. Four Board seats are up for election with six candidates running & the owners will vote on reserve funding for 2020 as well.

For this meeting to see the above accomplished we need a quorum of 51% of the 146 owners to be present and/or represented by proxies/ballots sent to Elliott Merrill before December 4, 2019.

If you have not received the necessary meeting documents, please call Bill Dicker at 201-874-0066 and they will be sent to your email address.  If you do not understand the directions please call Bill for assistance.

If we do not have a quorum we will have to re-schedule the annual meeting and try again. In many condominium communities where the year-round occupancy rates are low, owners sometimes do not complete the documents and just believe that a quorum will be achieved without their participation.

Please participate and send your documents to Elliott Merrill as soon as possible - accounting for postal delays that may occur before Dec. 4.

Contacting Comcast

Board Member Bob Alexander has information on contacting Comcast for questions and services.

 

IMPORTANT COMCAST ANNOUNCEMENT

 

Comcast (Xfinity) has discontinued the special phone number for bulk TV service contracts such as Tiara’s.  When calling the previous exclusive number, you will be automatically forwarded to the same number all Comcast customers use nationwide.  Hopefully, this change will not increase your on-hold time!  You may also dial directly to (800) 934-6489 or (800) Xfinity.

I recommend when you call, that the first thing you make sure the agent knows is that you have bulk service through your condo.  The agent may or may not have access to our contract explaining what services you are supposed to get without charge on your personal bill.

As always, I’m happy to review your monthly Comcast bill and help identify possible savings.  Today I helped someone save over $1,000/year.

In the last few weeks, I have discovered many owners do not have the proper equipment that is provided through your association fees.  You should have one high-definition box and two DTAs.  If you haven’t swapped out old equipment since the renewal of our Comcast Agreement two years ago, I encourage you to do so.  You will enjoy the upgrade.

We Bid a Friend Farewell

James Vincent "Jim" Palmisano  (204 S)

James Vincent "Jim" Palmisano, age 83, born in Youngstown, OH passed away November 11, 2019 at Treasure Coast Hospice in Stuart, FL. He was born August 26, 1936 to Mary Means and James Vincent Palmisano, Sr.

A Memorial Service will be held at 3:00 p.m. on Saturday, December 14, 2019 in the Chapel of Marvin United Methodist Church in Tyler, TX, with his son-in-law, Doug Baker, presiding.

Jim was a loving, hard-working and loyal family man. Known to many as "Papa", Jim was happiest when in the company of his children, grandchildren and great grandchildren. He loved cars, staying fit, and always a slice of his wife's apple pie. Graduating with honors from the University of Southern California, Jim had a 25 year career in residential Real Estate; including rising to the level of Senior Vice President at Coldwell Banker, and owning and operating his own company, Consumer First. In business, Jim was an honest and respected man of his word.

Jim is survived by his loving wife of 58 years, Charlene Green Palmisano. Together, their life's journey led them from San Gabriel and Arcadia, CA to Scottsdale, AZ, Houston, TX, Laguna Niguel, CA, Bonita Springs, FL, and most recently to the serene oceanfront of North Hutchinson Island. Jim is also survived by his sisters Bette Palmisano (Sierra Madre, CA) and Crystal Vetter (Scottsdale, AZ); by his children Gina Baker (and husband Doug) and Lisa Gerardi (and husband Chuck); by his six grandchildren Bryan Baker (and wife Kirsten), Rebecca Etter (and husband Trey), Brianna Gerardi, Brittany Naylor (and husband Alex), Brendan Gerardi, and Jake Gerardi; and by his four great grandchildren McKinley Baker, Abigail Etter, Nora Naylor, Piper Naylor and many nieces and nephews.

In lieu of flowers, memorial donations may be made to Treasure Coast Hospice (Stuart, FL), Marvin UMC Foundation (Tyler, TX), or The King's Academy scholarship fund (West Palm Beach, FL).

Trivia is Back!

For all those who enjoyed the Trivia games hosted by Barry Bragin last year, you'll be glad to know Barry's going to offer them again this season.    All are welcome to come and play.     South Party Room, most alternate Wednesday at 7 pm.

Board Meeting Nov.11

President Bill Dicker reports on the recent Board meeting, held Nov. 11, 2019:

                   Board Meeting – Nov. 11,2019 – President’s Summary

 

The purpose of the meeting was to take a second look at the operating budget and reserve structure for 2020.  A few small changes have been made in the operating budget and most of the discussion centered on various reserve line items.  These financials will be sent to all owners in the next week.

Other items in “Old Business” concerned parking lot lighting, the completion of the painting project, drapes and elevator modernization. The Board approved a contract with Walton Electric to alter parking lot lighting with the removal of un-needed dormant poles and the addition of new LED lighting.  Twin Palms will finish the painting project by painting the lobby and club room doors and the window frames in the club room and entrance lobby.  The club room drapes are completed and hung. Four estimates have been received for elevator modernization and the Board will soon interview two consulting engineer firms and decide which firm is going to supervise the project.

“New Business” included the fining of two owners for violations of the renting rules with respect to the sixty day minimum requirement.  The Board also awarded a small painting contract to re-paint (with the same colors) the mail room and elevator lobbies of both buildings plus 8 doors and the baseboards in those areas as heavy traffic over the last three years has not been “friendly” to walls, doors, and baseboards.

 

Our annual meeting will be held in early December.  If you have not received a packet from Elliott Merrill, please call.  If you cannot attend the meeting please complete and mail the proxy and ballot forms to help us achieve the necessary quorum for the holding of the meeting. There are six candidates for four slots on the Board and owners will vote on how the reserves are funded.  If you have questions please call any Board member.

Island Update

Just a few tidbits of news, if you're not on the island.

  • The Publix store at Taylor Creek (just across US 1 from the North Causeway), closed since last February has delayed its re-opening until February 2020.    Although from the outside the rebuilding looks like its moving right along, I guess we'll have to be patient a bit longer.

 

  • You can rent a bike at Pepper Park!   To rent a bike follow the directions on the Zagster website.  You'll need to download their app to your phone and set up your payment information.

  • No updates about any plans for development at the Grande Beach site, just across the road and a bit south of Tiara.     Still just a vacant lot.

 

  • The North Beach Association Member meeting will be Monday, November 18th at 7 pm at the SEAL Museum.

FLorida Driver's License Changes

In August 2017, Florida changed over to the new, secure REAL ID system for driver's licenses.  Below are some samples of possible licenses from FL.  The KEY is the GOLD STAR.  If you have a GOLD STAR, then you are good to go.  If not, you may want to update your license or find one of the items  that is an acceptable alternative.

Be sure to double check your driver's license, because on October 1, 2020  customers will experience a very real impact, as the federal government will no longer accept a driver's license or ID card without the gold star as the sole source of identification.  TSA  checking for it when you try to fly.  Without that GOLD STAR you will need to present another form of identification as listed below the picture.

 

 

Social Events are in Full Swing

The Social Committee kicked off the season with its Halloween Party on October 26th.     Great food and friends made it a fun gathering, tho costumes were in short supply.    A Halloween Trivia game ran in the background spurring many attendees to guess at historical and somewhat obscure facts about Halloween throughout the ages.

 

The next Event already in the works is the Thanksgiving get-together, a Happy Hour to be held Saturday, November 16th at 6 pm in the South Party room.    Catch you there!!

Tiara – Annual Member Meeting – Dec. 4, 2019

Mark your calendar for the annual Tiara Towers Member meeting, scheduled for December 4th at 10 am in the North Tower Clubroom!

Prior to the meeting please remember to Vote your ballot for the Election of new Directors for Tiara's Board of Directors.     Four (4) Director positions must be filled this year.   The candidate slate and the Voting Ballot has been mailed to all Tiara Owners.   If you have not yet received your Election packet contact Elliott Merrill Community Management at 772-466-2630 for another.    

If you can attend the Meeting you can vote at the Meeting; otherwise complete the voting form enclosed in the Election packet, seal it in the envelopes provided according to the instructions provided in the packet, and return it to Elliott Merrill at 835 20th Place, Vero Beach, FL 32960.   Ballots must be received prior to the meeting date or turned in at the Meeting on December 4th.

The mailed packet also includes a Proxy form, which is for the purpose of appointing another person to vote for you (except for election balloting) as you direct in the event you might not be able to attend the meeting.   The proxy must be signed by all owners of the unit or the one among them that they designate to act for all.

Fifty-one percent (51%) of all Association members must be present, in person or by proxy, at the meeting in order for the business to be conducted.  In past years we've come very close to NOT having a quorum so Vote Early and send in your Proxy or make plans to ATTEND the meeting in person.
