Holiday Lights Allowed

At the Board meeting Nov 30th, the Board of Directors voted to suspend the rule on exterior Christmas or Channukah lights - as a one-time experiment.  This could lead to an end of the rule.

You may place lights on the rails of your balconies BUT NOT on the rails of the catwalks.  You may also place lights on the inside of your windows on the catwalks or outside around the front doors/sidelights of your units.

Lights placed outdoors must be UL-listed for outdoor use.   Lights must be taken down by January 10, 2019.

2019 Tiara Home Owners Directory

You may have already received an email about the 2019 Directory from Elliott Merrill or will shortly receive information by mail.   In an effort to reach every owner at Tiara, the information here is a repeat of the request for Directory updates you may already have received.     I apologize for the duplication.

It’s time to work on the Tiara Home Owners Directory for 2019.

In order to gather up to date information for the directory I need everyone’s assistance.

Please let me know if your information needs to be changed or added.

  1. Information is Correct

If you have the Tiara Home Owners Directory for 2018, please review the information for the unit-owners and family members who are listed.   We need to know if the phone information and any email address are correct.    If the entry in the 2018 Directory is still correct for your unit, no action is needed.  You do not need to respond to this request.

2. Information needs Changes

If you would like changes or additions to the information in the 2018 Directory, please send an email to Elliott Merrill or to Jeri Bullock, clearing indicating the information that needs to be updated.

3. Not listed in the Tiara Home Owners Directory for 2018

If you are a new Owner and would like to be included in the 2019 Tiara Home Owners Directory please send the following information by mail to Elliott Merrill or by email to Elliott Merrill or to Jeri Bullock (1505 S).  You must include your signature and date it so that Elliott Merrill has your signed authorization on file.  Florida State law requires that your signed authorization be on file in order to include any personal (contact) information in the directory.

Your name and unit number are always included in the Directory.    Optionally you may include an email address and a mobile phone number for each owner of your unit, plus a condo phone number, plus an alternate phone number such as your residence number when you are not at Tiara or a work phone.

 

All information should be printed so that it is easily read and can be used to correctly update the Tiara Home Owners Directory for 2019.

If you do not have the 2018 Tiara Directory and need to verify the information that is available for your unit, you can contact me, Jeri Bullock, directly by phone (510-914-0257) or through email and I will send you the information on file for you.

Annual Owners Meeting

The annual Owners meeting will be held December 12th at 10 am in the North Club room.

In order to conduct business fifty-one (51) percent of all Association Members (Owners) must be present, in person or by proxy.     Please make a note to attend the meeting or send in your proxy.

2018 Christmas Party Planned

You're Invited to the Tiara Christmas Party

The annual Christmas Party hosted by the Tiara Social Committee will be held Friday, December 7th, in the South Party room.     The party will be in the South Party room to avoid any conflicts with the stack cleaning scheduled for the North building.

The event will include a Potluck dinner and the always popular Chinese gift-exchange.   Don't forget to sign up in the mailrooms and "bring your own beverage".

 

 

 

 

Stack Cleaning and Planned Painting

Status of Pipe Cleaning =  The south building is complete.  Ten vertical stacks were cleaned to the satisfaction of SPT (the contractor) and Ed Zimmerman our engineer.  Minor repairs were made where they were necessary.  Pipe lining was not necessary.  We thank those ground floor and second floor owners who had to experience cut walls and the presence of the workers.  Wall repairs are underway in those units.

Work will begin on Tuesday, Nov. 27, 2018, in the north building where 13 vertical pipes will be cleaned.  Work should be completed on or about December 14, 2018.

Planning is also moving forward on the painting of both buildings as well as the garageports and garage doors.  Once a contractor is selected work will start on the garageports and garage/garageport doors as soon as possible.

Tiara Policy on Sea Grapes

This notice about the Sea Grapes is posted in the mailroom of each building.

Sea Grape Beachside Trimming

The cutting of beachside sea grapes is regulated by St. Lucie County.  They determine the height the plants may be cut to, the season when cutting is allowed, and the method.  Cutting requires a permit and an inspection of the vegetation before the granting of a permit which states the height of the cut.

The County has never said that our sea grapes are unhealthy or abnormal in their growth.

For the past two years we were able to cut to 6 feet but this year our new property manager bungled the permit process despite weekly requests from the Board for appropriate action.  Thus, the county allowed an 8 ft cut rather than the 6 ft cut we usually follow.  Next year we expect a normal 6 ft cut.

The sea grapes grow through the spring and summer - the wet season - and are relatively dormant during the later fall and winter - the dry season.  Cutting once a year in September is the most cost effective approach.

The prime reason for cutting the sea grapes at all is that they grow and grow to such a height that if you wanted to cut them after years of not cutting them it would cost a fortune as the workers would have to use extension ladders.  The sea grapes are not cut to allow people in 2nd floor units to see the beach.  Cutting once a year keeps the sea grapes at an appropriate height (as determine by St. Lucie County) and save the Association money.

The sea grapes when cut do not present an even uniform appearance - like a recently cut lawn - because the ground under the sea grapes is not level and flat.  The workers use a stick cut to the height determined by the county and as they cut the property they use the stick as a guide.  If the land was level and flat you would get a uniform appearance.  If you walk out on the beach boardwalk and look at the ground you will see how uneven the ground is - especially in front of the north building.

Phone and Internet Services

Open Letter to Tiara Residents:

Hi,

I received another call from a returning resident who had difficulty getting Comcast services turned back on in their unit.  (Three phone calls and hours later they solved the problem.)  It reminded me to contact all of you about an alternative to Comcast for your Internet (wifi) and/or landline phone services.

Last year, the Telecom Committee and Board had Level 4, a local company, update both buildings with fiberoptic cable.  They offer both Internet and landline phone service (not TV service) in Tiara at very competitive pricing and high-quality service.  Many residents have already switched from Comcast to Level4.  Everyone I’ve spoken with is very happy.  Their service has been excellent and Tiara residents are saving money when they switch.  The price they quote is not increased by Comcast extra taxes and fees.  You also get a router as part of your pricing rather than any monthly rental fee for equipment (a router) you may be paying to Comcast ($10-12 per month).  Installation is also without charge.

Stack Cleaning Begins Nov 5th

As you may know from the email post of today, stack cleaning will start on Monday, November 5 – probably in the South building.

SPT is currently preparing a schedule for the first week which will identify when stacks will be cleaned and what a homeowner may or may not use in their unit (laundry or kitchen or a particular toilet) when cleaning is being done.  It generally takes a day to clean a stack.  Once a stack is cleaned there will be a video inspection to make sure the stack has been cleaned properly and if lining may be necessary in a portion of the pipe.  If the pipe is clear and no lining is necessary the stack will be returned to use. If lining is necessary, the stack may not be returned to use for another day.

We will post in the mailroom of the building being cleaned a stack map which shows the location of all of the stacks by building and unit – with those being cleaned highlighted and identified by its nature (kitchen, laundry, toilet).

During the cleaning process a truck will be parked in front of the building to receive debris from the stack being cleaned.  If and when lining might occur SPT will need a portion of the parking area to prepare the lining before its insertion into the stack.  Parking spaces will also be needed for the worker’s vehicles.

Twenty-one stacks are being cleaned: 11 in the North and 10 in the South. Signs will be posted in the mailrooms and on unit doors when a stack is being cleaned. The sign will give a time and a notice as to what may not be used in the unit during the cleaning process. During the cleaning process it may be necessary for workers to enter ground floor and 7th or 8th floor units.  There is also the possibility that access holes may need to be cut in some unit walls.

Halloween Party Starts 2018-2019 Social Season

 

The Tiara Social Committee hosted the first get-together of the 2018-2019 season.   The Halloween Happy Hour, costumes optional, was held on Saturday, October 27, 2018, in the North Club Room.

Twenty-four (24) residents attended the party and had a great time getting together with new and old friends.  Prizes were awarded for the 2 best costumes:   Miss Piggy (Karen Murphy, 102 S) and Hamilton's wife, Elizabeth Schuyler Hamilton, (Katlin Simmons, 1002 N).

Mary Masciana (304 N) was the lucky winner of the 50/50 raffle.
