Update on Covid-19 Vaccinations

St Lucie County is receiving weekly doses of the Covid-19 vaccine.     The County is making the vaccine available through its own sites as well as through select hospitals and vaccination centers.    Eventually we should be able to get the vaccine at Walgreens, CVS, Walmart and Publix as well as through hospitals and private doctors.     AT THIS TIME it seems that none of these venues have available doses or appointments.    We will make an effort to update you, but you are urged to watch for local news and internet sites about any and all of these venues and their schedules for administering the vaccine.

While we are all waiting to get vaccinated, it's important to continue to observe all the mitigation protocols put in place by the CDC, the State of Florida and St Lucie County.  These include frequent hand-washing, ALWAYS wearing masks when outside the home, and maintaining social distancing of at least 6 feet when meeting with others..

Residents at Tiara should be aware that at least 1 person at Tiara has tested positive for the coronavirus and with the continuing spread of the virus others may be positive and not even know it.     As we go about collecting the mail, making trips to the grocery store, and occasionally eating out we may well be exposed to the virus so, again, it's really really important to take very seriously all of the above mitigation protocols.   We want to protect ourselves, we need to protect those we come in contact with, and we need to STOP THE SPREAD of the virus.

 

The following information comes from the Department of Health for the State of Florida as of 1/13

About 80,000 St. Lucie County seniors over age 65 are eligible to receive the vaccine at this time, along with healthcare workers and first responders. About 6,500 people received the first doses of the Pfizer BioNTech vaccine at four clinics at the St. Lucie County Fairgrounds this week, said county Administrator Howard Tipton.

Both the Pfizer vaccine and Moderna’s vaccine require a second booster dosage from 21 days to 28 days later, however, there is some leeway in those timeframes, Sperber said. The federal government and vaccine suppliers have promised that enough booster vaccines will be distributed in time, he said.

But the method for notifying people that their booster doses are available also hasn’t been finalized. “We’re still looking at a few different avenues” for notifying people, Sperber said. “We’ll work with our community partners for the best way to communicate the message.”

The Department of Health has asked hospitals and other providers to expand the locations for vaccinations, and is working with agencies to get home-bound seniors vaccinated, Sperber said. “We need to have a lot of providers out there.”  As of Jan. 13, 7,879 county residents have been vaccinated, or approximately 24 people per 1,000 population,

  1. Manage the elevator modernization and cab renovation project
  2. Begin negotiations with a vendor for bulk TV service, bulk internet service, or some combination thereof as our contract with Comcast will expire.
  3. Secure estimates for cooling tower fan blades and estimates for boiler reconstruction or replacement.
  4. Complete Tiara Rule/Regulation revision.
  5. Replace failing or dead shrubs with more colorful plantings. Replace three trees that died on south property. Monitor and assist the new landscaper in repairing and improving the appearance of the property.
  6. Hire a company to complete a Reserve Study to guide us in the next 30 years.
  7. Analyze the recently obtained results of the building structure and balcony assessment study completed by our engineer.
  8. Continue the conversion of all exterior lights to LED technology.
  9. Consider early sealcoating of the parking lots.
  10. Re-paint smudged curbs.
  11. Investigate the replacement of an exercise bike in the south building fitness room and a treadmill in the north fitness room.
  12. Continue aggressive approach to maintenance.
  13. Supervise re-painting of all fences, railings, door and window frames by Twin Palms
  14. Hire a company for a shutter inspection – have one bid from Trade Winds ($4500)
  15. On hold for now
    1. Club room furniture and sheers to supplement drapes (light and sound reduction)
    2. Conversion of pools and spas to salt rather than chlorine
    3. 2 Sea grape cuts – pending survey results, state/county review for possible 4 ft. cut and Board decision.

  2. Start elevator modernization program with work to start in late Spring/Summer of 2020 or 2021. (Special Assessment each year) – HAVE HIRED AN ENGINEER and have estimates. Contract signed
  3. Complete parking lot lighting modernization. DONE
  4. Continue converting all building lights to LED. IN THE WORKS
  5. Complete Club Room furniture redo. ON HOLD
  6. Explore possibility of ending bulk tv service vs. negotiating new contract with Comcast. Comcast contract ends in 2 years. Will take a year or more to negotiate based upon past experience. Will start soon
  7. Continue to explore converting pools and spas to salt. ON HOLD
  8. Investigate cost of adding ramps to beach end of beach boardwalks replacing steps or in addition to steps to provide easier beach access for older owners and the handicapped.    HAVE ESTIMATES
  9. Continue aggressive approach to building maintenance. Everything below has been completed.

    2. Eight dryer stack fans replaced with new times – stack inspection pending
    3. Two new BBQ grills
    4. 17 sprinkler pipe replacements (where pipe enters unit from catwalk) 39 to go
    5. 12 trash chute doors replaced (4-6 more planned)
    6. Continue replacement as needed – common area and unit entrance doors
    7. 3 slab leaks and four roof leaks repaired
    8. Irrigation system mapped; two zones split, new valves installed
    9. Replacing owner balcony lights and electrical receptacles as needed
    10. Pool chairs painted and webbing for 10 chairs replaced
  10. Replace failing and dead shrubs with more colorful plantings. Three trees needed for south property. Have hired a new landscape contractor
  11. Consider early sealcoating of parking lots. CRACK SEALING HELD UP UNTIL IRRIGATION PROBLEMS SOLVED – Crack sealing completed.
  12. Investigate replacing faulty treadmills or stationary bikes with new equipment. ON HOLD

  1. Consider the addition of some small scale landscape lighting at front entrance on A1A side of wall plus additional electrical outlets -  DONE
  2. Painting curbs – DONE
  3. Consider installing cameras to monitor entrance/exit gates in order to identify those who damage our gates. DONE
  4. Repair coping and pool tile in south pool DONE
  5. Rules Committee reviewed rules and regs and developed a draft of a new rule/reg book pending Board review and discussion in 2021.

Evie Sullivan – May She Rest in Peace

Evie Sullivan (703 S)

Passed away December 5, 2020

Ruth Evelyn (Evie) Sullivan (nee Hunziker) of North Hutchinson Island, Florida, beloved wife of Lloyd (Bud) Sullivan for 70 years passed away peacefully at home on Saturday, December 5, 2020 at the age of 91. She was preceded in death by her parents Carl and Esther (nee Spreen) Hunziker and her sister Carlene (Jude) Kreiner. Devoted mother of Gail (Dwight) Bradstreet, Carol (Tom) Cahill, Dan (Hettie) Sullivan, and John Sullivan. Loving grandmother of Jeff, Ryan, Dwight (Tanya) Bradstreet; Chris (Jamie) Cahill, Karie (Joey) Kearney, Megan (Reed) Lenkersdorfer; Wesley (Stephanie), Wynn (Molly), Ruth Ann, and Olivia Sullivan. She dearly loved her six nieces and nephews Constance Kreiner, Cathleen Kuhl, Karen Fuller (deceased); Gregory Isaacs, Steven Isaacs, and Linda Freijomel. Evie also adored her ten great grandchildren.

Her friends and family most remember Evie living a life filled with love and laughter with Bud always by her side. Together they raised their four children in Amberley Village, Ohio, and were founding members of Wyoming Friendship Methodist Church before retiring to Florida. Evie belonged to The Community Church of Vero Beach, where she and Bud have been members for many years. She took great pride in all her children, grandchildren and great grandchildren. Her wish was to be cremated with burial in

You may have noticed the big sign in the vacant lot across A1A from Tiara.     You can share the love of the holiday season by dropping off a Toy for a child.  It's easy to do, just bring a toy to the Lowe's International Real Estate office anytime before December 22nd.

We Will Remember Maureen Zuech

Maureen Curry Zuech

11-23-1939 - 11-21-2020

Maureen Joan Curry was born in Southampton, NY and lived in Hampton Bays where she lived until she was 2 when she moved to Brooklyn, NY. At the age of 7 Maureen and her family moved to Stamford CT, where she attended Stamford High School and Graduated in 1958. After high school she took a job at Machlett’s Labs where she met the love of her life Nello Zuech. They married on July 4, 1964 and had the envy of marriages for over 56 years. Together they raised their family in Norwalk, CT, Silver Spring, MD, Yardley, PA before settling in their retirement in Westminster, MD and North Hutchinson Island, FL (Tiara 1403 S).

 

Maureen was most known for being a loving mom to her four children and the many other children who lived and stayed in her home along the way. She loved to travel and spend time with friends and family, especially her grandchildren. Born on Thanksgiving, it was her favorite holiday and she was famous for having the world's best stuffing.

 

She is predeceased by her Mother Muriel Curry and her father James Curry and is survived by her husband, Nello Zuech, her four children and their spouses; Christopher Zuech & Tina Zuech, Matthew Zuech, Carrie Larkin & Sean Larkin and Nicole Zuech & Andy Kosits as well as her 12 grandchildren & their spouses; Austin Zuech & Sophia Zuech, Spencer Zuech, Todd Zuech & Teresa Zuech, Maureen Mosmiller, Molly Larkin, Trevor Zuech, Shannon Mosmiller, Patrick Larkin, Savannah Larkin, Katie Mosmiller, Christopher Larkin, Meghan Mosmiller and her great grandchildren; Annie Zuech, Victoria Zuech and Nello Zuech.

 

A funeral service was held on Wednesday, November 25th 2020 at 11:00 AM at the St. John Catholic Church (43 Monroe St, Westminster, MD 21157).

Assessments Approved at the Nov 19th Board Meeting

A special meeting of the Tiara Board was held on Nov 19th to approve the assessments needed to fund the elevator replacement project.     The assessments as approved are:

Assessment #1: All owners of record will pay $2,000 per unit on or before June 1, 2021 to the Association through Elliott Merrill.

Assessment #2: All owners of record will pay an amount between $2,500 and $3,355 per unit on or before October 15, 2021 to the Association through Elliott Merrill. This actual amount to be determined as the project nears completion and all costs become known.

Fellow Owners/Neighbors,

Last Wednesday, November 11, 2020, the Board met and approved the operating budget for 2021 pending the receipt of the actual insurance costs for 2021 which will be available in the middle of December. The Board also hired a new landscape company, Year Round, to replace Sitex.  The new company will start on December 7.  They have already cleaned up the property following the wind of the tropical storm that passed through last weekend.

Later this week (Nov. 19), there will be a Board meeting to discuss and ratify the financing program for the elevator modernization project that begins in April of 2021.  On December 2, 2020, we will have our annual meeting.

With the present surge in Covid cases, the Board has been concerned about safe owner attendance at the next two meetings. We have consulted our attorney on this matter and have come up with the following approach.

For the meeting this week on the 19th, we will limit owner attendance to no more than 20 people.  If weather permits, we will move the meeting outside to the pool deck and drop the attendance limit. A Zoom meeting will be opened for your convenience. See attached Zoom Meeting Info.

For the meeting on Dec 2 we are recommending the following:

  1. Owner attendance will be limited to 20 owners plus the Board, three ballot/survey counters, and three Elliott Merrill personnel.

  3. If the weather permits we will move to the pool deck and the attendance limit will be dropped.  Owners will attend with masks and socially distance.
  4. We will attempt to add a ZOOM component or conference call.

WE NEED THREE VOLUNTEERS TO COUNT BALLOTS, ETC.  CALL ME.

Due to health considerations regarding Covid-19 the Board is adhering to the following recommendations:

  1.  Please submit your proxies, ballots, and surveys by mail to Elliott Merrill as soon as possible. Tiara residents may pre-deliver their election materials to David’s offices.
  2. Attendance will be limited to 20 persons plus the Board, three ballot/survey counters, and three Elliott Merrill personnel.
  3. Non-attending owners may submit their proxies, ballots, and surveys at the door or David’s offices before the meeting.
  4. If the weather permits we will move to the pool deck and the attendance limit will be dropped.  Owners will attend with masks and socially distance.
  5. We will attempt to add a ZOOM component or conference call.

Note that owners attending via a ZOOM call must submit proxies, ballots and surveys by mail or by delivering their election materials to David’s office in either building.   Voting via ZOOM is not offered for this meeting.
