Tiara Gets a New Elevator!

The north elevator in both the North and South Towers is ready to be put into service this coming Monday!!     The new elevators feature an electronic display to show the floor position, scenes of Tiara, messages about events, maintenance, new neighbors, and more.      The new elevators are gorgeous, quiet and fast!!

North Beach Association – Beach Cleanup

  The North Beach Association sponsored a Beach Cleanup last week.   The event asked volunteers to spend a few minutes walking the beach during the weekend of April 30 - May 2 and pick up any trash found on the beach.      Over 30 volunteers, some members of the NBA and other just beach-lovers, responded, and walked their assigned areas of the beach from the Ft.Pierce Inlet to Avalon Park.

The beach was remarkably clean, which says a lot about the beach-goers on North Hutchinson Island.     They are undoubtedly considerate and caring.

April 28 – President’s Report

President’s Report

Good Day Everyone,

The painters are busy in the North building having almost completed re-painting balcony railings and window/slider frames on the east side of the building.  Preliminary work on the elevator modernization project has started.  A crane will visit both buildings this week to lift new parts and machines to the roof. The shutter and balcony inspection is complete and owners have been notified of repairs they might wish to consider.  All unit shutters are hurricane ready. An engineer recently visited both buildings to inspect and itemize building components to determine remaining life and the costs of replacement as part of a Reserve Study initiated by the Board for the future well being of both buildings and the various amenities we enjoy.

Three motions were introduced, discussed, and passed:

  1. Demo and replace the two sinking concrete patios for 101N
  2. Install additional electronic systems to better monitor and remotely adjust the proper function of our cooling towers.
  3. Purchase new electronic entrance panels for both buildings and the front gate. These panels interface with our phone systems and will also tie into our front gate security cameras and our building security cameras.

Beginning last Spring, the Rules Committee worked on a revision of our Rules and Regulations booklet.  This year, the Board’s Rules Committee reviewed their work and additional items were removed and revised.  The finished work was submitted to the Board for review.  A DRAFT copy of these revisions will be sent to all owners for your inspection.  Comments are welcome and may be submitted, in writing, to Elliott Merrill.  This fall, a final DRAFT will be sent to our attorney for review and subsequent adoption.

We have recently had problems with owners and tenants dumping household possessions down the garbage chutes, leaving them near the re-cycle containers, or leaving them in the bike and garbage rooms.  The off-site disposal of unwanted household possessions and furniture is not an Association responsibility. Please comply with our rules for proper garbage disposal and the off-site removal of unwanted possessions and furniture.

Board Meeting March 8

President’s Report – Board Meeting – March 8, 2021

 Good Day Everyone,

Monday’s meeting was well attended by Zoom and in-person. We are still expecting the painters to come this month to re-paint everything black with an entirely different paint than was applied last year. The elevator modernization project is on track and the elevator mod committee met with Schindler on Wednesday to make preparations for an early April start.  The freight or service elevator in each building will be the first to be modernized. A shutter and balcony inspection of the south building was completed and the north building will be done today Friday.  A report for each unit will be sent to all owners in the next week or so.

Five motions were passed:

#1. Hire a company (Retro Elevator) to modernize the four cabs

#2. Hire Reserve Associates to conduct a Reserve Study for future planning and budgeting of our reserves.

#3. Purchase a new recumbent exercise bike for the south building fitness room

#4. Install river rock around the base of the palm trees in each pool deck area

#5. Select a design for the new elevator cabs

 

There was also a discussion of the importance of owners making arrangements to have their units inspected weekly when they are gone long periods of time.  The purpose of such inspections would be to make sure the AC unit is working and to make sure that there have not been leaks in the unit or from other units.

A new Board Fining Committee was created consisting of 3 Board members for 2021. A commitment was made to replace the sinking patio of 101N. Bicycle storage issues were discussed.

Other items of interest from the Board:

 There are other matters to report:
#1.  Schindler has asked if there are any owners who might like to rent their unit to Schindler from April until October of this year. Several of their workers live far from home and would stay in the unit on evenings from Monday until Thursday.  If interested please contact Bill Dicker.

#2. The landscaping committee has been working with our new landscaper to make a number of changes

  •  Six new shrubs have been planted across the way from the lobby entrances
  •  New red flowers have been planted on both sides of the property entrance
  •  Failing shrubs on the crossover walkway between both buildings were removed and replaced with ornamental grasses.
  • The whole property has been mulched with a different color mulch than in previous years.
  • New sod has been planted in many areas
  • The irrigation system has been repaired and mapped
  • Additional shrubs, plants, and sod will be installed as we get closer to the wet season .

#3.  The painter has expressed a willingness to paint balcony/patio floors for interested owners. We are still waiting for shutter lubrication prices.  Sign-ups for both will be made available when we have more information.

#4.  The Board is in the final stages of a review and revision of the Tiara Rules and Regulations booklet.
#5.  A rendering of the Board approved design for the renovated elevator cab interiors will soon be posted on property and sent by email with this report (SEE ATTACHED).  Please be advised that the rendering exhibits colors that are not exactly what they are in reality.  When the Cab renovation committee was working with three companies it was discovered that you had to see actual materials of the products that would be used and those samples were provided for the committee to examine.  On a basis of that examination some materials were replaced with others, requested again and examined.  Three different renderings (three different design options) were exhibited in the north and south building clubrooms and owners were invited to examine and comment in writing on the three choices.  They were again available for review at the March 8 Board meeting and those in attendance were polled.  The majority selection in this process is the one you will see with this email.

Good Day,

The meeting began with a welcome to two new Board members: Cecil Hornbaker and Tom Carrol; a welcome to new owners, and a “thank you” to Jeri and Pete Bullock for their work on the Tiara Directory and their efforts to keep the community informed with current COVID vaccination information.

Reports were made by our property manager, treasurer, landscaping committee, rules committee, elevator cab renovation committee, and reserve study committee.  The new landscaper has made considerable progress in getting the property back to normal and new shrubs and sod will be installed in early March. A revised edition of the Tiara Rule Book will soon be presented to the Board and later to the community for review. The elevator cab renovation committee has met with three reno companies and will soon have renditions to share with the Board and eventually the community.  Several Reserve Study companies have been interviewed concerning the preparation of a report as to how to best structure our reserves for the next 20-25 years given the age of our buildings and the completion of two major projects: painting and elevator modernization ($2,000,000 combined).

The re-painting of everything previously painted black by Twin Palms has been delayed by weather and Covid.  Hopefully, work will start in February.  With regard to elevator modernization, everything is on schedule. It is important to note that when work starts on this project access to the freight elevator for large objects may be restricted for long periods of time. (April – late June)  It is recommended that this be considered in light of any major moves or renovations that owners may be planning.

Several motions were passed: the hiring of a company for a shutter inspection planned for this Spring, the approval of two new pool heaters for the south pool, the approval of additional pick-ups of re-cycle material until the end of April, and the approval of two cuts of the oceanside sea grapes.

Two other items were discussed at the of the meeting: a reminder to dog owners to use the designated dog walk areas and to clean up after their pets and a problem with owners storing property in the garageports.  This is not allowed and owners will have two weeks to clear out their carports.

Information about Second Dose – Covid-19 Vaccine

This information is for anyone who received their FIRST Dose of the Covid-19 Vaccine on Saturday Jan 9 through Wednesday Jan 13th.

 

A Message from ST LUCIE-FLORIDA HEALTH:

Due to breeches of appointment blocks in the Eventbrite system, an eventbrite ticket to access your second dose next week is no longer required.  Be certain to bring your Vaccine Record Card showing that you received your first dose vaccine on Jan 9, 11, 12, or 13th.

There is no need to come early and wait in line for hours thinking you will not be able to get your vaccine if you are not first in line. There is sufficient vaccine for all those who received a first dose on these dates.

Second Shot Vaccine Events Slated For St. Lucie County Fairgrounds Feb. 1-3

ST. LUCIE COUNTY – The Florida Department of Health in St. Lucie County will host a second shot COVID-19 drive-thru vaccination event on Monday, Feb. 1 through Wednesday, Feb. 3 at the St. Lucie County Fairgrounds from 9 a.m. – 3 p.m. each day. This event is ONLY for clients that received their first COVID-19 vaccination at the St. Lucie County Fairgrounds on January 9, 11, 12 or 13.

To be eligible for this second shot event, clients must have received their first shot from the St Lucie County Health Department at the fairgrounds on one of these days.  If a first shot was not received at one of the events, the person is not eligible for this event and will be turned away at the gate. No other vaccines are available for those who do not meet these criteria.

Due to breeches of appointment blocks in the Eventbrite platform, all previously scheduled appointments have been cancelled and designated appointment days have been assigned. An Eventbrite Ticket for this event is not required. Please see below to find your assigned appointment day.

Covid-19 Vaccines Available through Publix

Updates as of Jan 26, 2021

Coronavirus vaccine at Publix Pharmacy.

Starting Wednesday, January 27 after 6:00 a.m. EST (5:00 a.m. CST), eligible customers can access COVID-19 vaccine appointment availability beginning Thursday, January 28. This includes the addition of Indian River and St. Lucie counties.

Vaccination appointments are scheduled online only. Appointments CANNOT be made by calling Publix or the Publix Pharmacy.

Getting the Vaccine

The key to getting the COVID-19 vaccine is to monitor websites and REGISTER for Alerts and Wait Lists.

St Lucie County Dept of Health website offers information and the link to REGISTER for their wait list.   They are working off their waitlist exclusively at this time so it's important to register.

It's also very helpful to register for the St Lucie County Alerts, which will send you text, email, and phone messages with information about upcoming vaccination clinics.   The Alerts does NOT take the place of registering - it's just another way to get information as soon as it's sent out by the County.

Indian River County also has an Alert system and if you sign up for their alerts you will get notices about upcoming vaccination clinics in Indian River County.   Indian River County does NOT use a wait list.  It relies on phone appointments and online appointments.    You'll have to be very quick to jump on either of their methods (phone or online) when the appointment lines are opened.

Today, Indian River County announced that the Florida Department of Health Indian River will hold two vaccination clinics, Wednesday, January 27, and Thursday, January 28, by-appointment only for Florida residents 65 years and older at the Indian River County Fairgrounds (7955 58th Avenue in Vero Beach).

The online reservation system to receive the COVID-19 vaccination through Indian River County will open on Monday, January 25, at 9:30 a.m. To schedule an appointment, please visit https://ircappointments.as.me/jan27-28. The form will not be active until registration opens Monday at 9:30 a.m. Please call (772) 226-4000 for technical assistance in submitting an online appointment reservation or general information.

Yesterday, Florida Surgeon General, Dr. Scott Rivkees, signed a public health advisory prioritizing Florida residents for COVID-19 vaccinations given in Florida. This advisory outlines eligibility and proof-of residency requirements. Florida residents with scheduled appointments must bring a form of identification and wear a mask.

The limited number of COVID-19 vaccines Indian River County receives from the State of Florida determines appointment availability. At this time, walk-ups are not accepted. Please continue to check the Indian River County website (www.ircgov.com) as new appointments will be released once additional vaccines are confirmed.

Individuals are encouraged to subscribe to ALERT Indian River for FREE alerts for future updates on vaccination clinics. Updates will be also be shared on the Indian River County website and other social media platforms as they become available.

NEXT CLINIC TO RECEIVE THE FIRST DOSE OF COVID VACCINE

St Lucie County is working with the Florida Dept of Health to set up the next clinic offering the COVID vaccination. It will be at the Fenn Center on Mon 25 through Wed 27. The Fenn Center is located at 2000 Virginia Ave in Fort Pierce, west of Highway 1.
St Lucie County is working off the Eventbrite waitlist for ALL vaccination appointments.
There is currently a backlog of roughly 30,000 people on the waitlist. Notifications will be sent out to people already registered on the Eventbrite waitlist. [This editor suspects that only the number of persons that can be accommodated at this clinic will be notified. ]
This IS the St Lucie County Health Department waitlist and you must be registered on that list. If you are already on the waitlist please do NOT register again.
  • If you are only registered on the St Lucie County alert system to receive information, that does not mean you are registered on the COVID vaccine waitlist.
  • If you have received any [other] vaccine in the past two weeks prior to your COVID vaccine appointment, you will not be eligible to receive your COVID vaccine. You must wait at least 14 days in between vaccines.
  • If you have registered for a vaccine event in Eventbrite and you no longer need your appointment, please go back into the Eventbrite system and cancel your appointment so that you do not hold up a slot for someone else that is wanting to be vaccinated.
You should MONITOR the website stlucie.floridahealth.gov or new information as it becomes available from the County. On this same website there are links to REGISTER on the County's wait list.

 

SECOND DOSE INFORMATION:

The County released this information about those who have received their FIRST dose and are looking for information on how and when they will get their SECOND dose.
For those who received their FIRST dose at the St.Lucie Fairgrounds on Saturday Jan 9th, you will receive a text telling you how to register for an appt to get that 2nd dose. If you didn't give the officials a mobile phone number but did give them a landline you will be called. These SECOND dose appointments will most likely be on Feb 1st, 2nd, or 3rd, and most likely at the St. Lucie Fairgrounds.
For those who received their FIRST does at the St. Lucie Fairgrounds on Monday - Wednesday, Jan 11, 12, or 13th, you will receive an email from Eventbrite to tell you how to register to get your 2nd dosage. Most likely these appointments will be for Feb 1st, 2nd or 3rd.

NEW FLORIDA REGULATION TO RECEIVE THE VACCINATION IN FLORIDA

From this point on, you'll have to prove you are a Florida resident to get the FIRST dose vaccinations. You must produce a Florida Drivers License, or a State ID, or 2 other forms of identification.
If you're not a FL resident, St Lucie County officials recommend that you delay your travel down to Florida until you can get your vaccination in your home state.

All available COVID-19 vaccine appointments have been claimed. There is tremendous demand for the vaccine and a limited supply, so check back on Wednesday, January 27 after 6:00 a.m. EST (5:00 a.m. CST) for your next opportunity.
Vaccination appointments are scheduled online only. Appointments cannot be made by calling Publix or the Publix Pharmacy.
In our area some Publix locations in Martin County, Palm Beach County, and Brevard County will be administering the vaccine by appointment.

ADDITIONAL GENERAL COVID VACCINATION INFORMATION

FROM THE CDC WEBSITE 1/19/2021

Persons should not be scheduled to receive the second dose earlier than recommended (i.e., 3 weeks [Pfizer-BioNTech] or 1 month [Moderna]). However, second doses administered within a grace period of 4 days earlier than the recommended date for the second dose are still considered valid. Doses inadvertently administered earlier than the grace period do not need to be repeated. There is no maximum interval between the first and second doses for either vaccine. Therefore, if the second dose is administered >3 weeks after the first Pfizer-BioNTech vaccine dose or >1 month after the first Moderna vaccine dose, there is no need to restart the series.
Either of the currently authorized mRNA COVID-19 vaccines can be used when indicated; [the guidance] does not state a product preference. However, these mRNA COVID-19 vaccines are not interchangeable with each other or with other COVID-19 vaccine products. The safety and efficacy of a mixed-product series have not been evaluated. Both doses of the series should be completed with the same product. However, if two doses of different mRNA COVID-19 vaccine products are inadvertently administered, no additional doses of either product are recommended at this time.
